Service Tips from Ed Jensen

Filling and Draining

Once a week, it is best to inspect your commercial washer to ensure it is filling and draining properly, and that there are no apparent leaks from the door, fill hoses, or drain valves.

Commercial washers typically have 2 or 3 water valves that allow your washer to fill to various water levels depending upon the program being run by the controller unit, and to drain the wash liquor when called for. If these valves are not functioning properly, you could be sending extra water (and dollars) down the drain.

If your washer does not fill properly or fills slowly:

1) Check the water supply: Check the water pressure to make sure it is adequate. If the water inlet valve does not have sufficient water pressure, it will not be able to open. If you have water shutoff valves or spigots on your machine's water supply, make sure they are not in the closed position. Inspect water supply connections for leaks.

2) Check the drain: If the water pressure is sufficient, go to the rear of the washer during the fill cycle and see if water is leaking out of the drain – if it is, you may have a defective drain valve.

3) Check for blockages: If water is not leaking out the back during the fill phase, inspect the water inlet valve hose connection ports for blockage. If your inlet hose has screens, inspect them and clean them as needed.

4) Check for faulty valve: If the washer still fills slowly, inspect the water inlet valve for damage. It may need to be replaced.

If your drain is always leaking (even when washer is off): When the machine is off, is there always water coming out of the drain? If so, call us; you may need a replacement water valve.

If your washer is not draining properly: Is the washer draining slowly/incompletely? Ensure your drain lines and trough are not obstructed or clogged. Inspect your drain valve to make sure it is not damaged. If the drain valve is damaged, or not opening properly, it may need to be replaced. Your drain trough likely has a built-in lint trap. Clean it out regularly to protect your in-floor drain from clogging. Your in-floor drain should also be cleaned once a year so it doesn’t back up and flood your laundry. Always consult the operations manual for your equipment for suggested PMs, or give us a call!
