Service Tips from Ed Jensen

Laundromat: Dryer/Washer Preventative Maintenance

DRYERS

 

Weekly: Check the vents on the motors to assure they aren’t clogged with lint – vacuum well to keep motor clean and prevent premature motor failure. Do not use canned compressed air as this may drive lint deep into motor windings.

 

Check lint filters for holes and tight fit. Replace as needed. When checking the lint filter on stack dryers, fully remove filter and check the drum roller wheels for wear and tear. If the basket is not turning smoothly or is noisy, replace the full set of wheels.

 

Monthly: Vacuum lint from the outside of the dryer and from the burner area. Use canned compressed air to spray lint off electronic boards. Inspect for any loose burned wires. Replace as needed. Check the dryer for proper heating. Make sure doors close securely; tighten “acorn nut” closure as needed.

 

Yearly: Have exhaust vents to roof or through side wall professionally cleaned. Inspect to assure there are no external screens that will capture lint and increase drying times. If you do not keep your exhaust vents clean, the air flow safety switch will not close properly and your dryer may fail to heat. Check burner tubes for lint or carbon build up. To clean, remove tubes and clean under warm water – dry thoroughly before replacing. Check to assure that make up air vents in dryer enclosure are unobstructed and operate properly. Lack of make up air will cause air flow switch problems.

 

WASHERS

 

Weekly: Clean soap chutes and area under chutes. Check drain valves to assure they fully close and are not leaking during cycle. When washers are not in use, check for water running out drain valve – if you see or hear water, you have a water valve that is not closing fully.
It has debris in it or needs to be replaced.

 

Monthly: Inspect and replace worn belts. Check washers for noise in main bearings, motors. Debris caught between drum and shell can also cause noise. Inspect the anchor bolts and grout.

 

Yearly: Have main drains professionally cleaned to prevent them from backing up or causing odor by standing water in troughs. Check the screens in the fill hoses. Clean them or replace them. Dirty screens mean slow fills. A little preventive maintenance for your washers and dryers will make your laundry run more efficiently and reduce break downs.
